Before you write
What makes a useful first message
We read every inquiry ourselves. The ones we can respond to properly, rather than with a request for more information, tend to include four details.
- The property or project. A parcel, a community, an address, or a description of what you are trying to build.
- The stage. Considering a purchase, under contract, entitled, under construction, or selling. The stage determines whether we can still be useful.
- What is not working. Absorption behind plan, a land deal you cannot price, a sales team you cannot staff, or a question you have not been able to get a straight answer on.
- Your timeline. Whether a decision is weeks or quarters away changes what we would suggest.
What happens next
Someone from the firm responds within one business day, usually with questions rather than a proposal. If it is a problem we have solved before, we will say so and describe how. If it is not, we will tell you that too, and where practical point you toward someone better suited. Turning down work we are wrong for is cheaper for both of us than taking it.
There is no charge for the first conversation. If the work requires real analysis, meaning a market study, a pricing model, or a site feasibility review, we scope and price it before starting.

The firm is four brokers. Our office is at 2000 S Colorado Blvd, Suite 2000, Denver, CO 80222, at the southeast corner of I-25 and South Colorado Boulevard on the second floor of Tower 1. Visits are by appointment.
How do engagements typically begin?
With a conversation about the specific project and a direct read on whether we are the right fit. If the problem is one we have solved before, we will say so and describe how. If it is not, we would rather tell you that than take the engagement.
Is Gourmet Real Estate licensed?
Yes. The firm holds Colorado employing broker license EC.040041562. Each broker holds an individual license, listed on their team page. Licenses can be verified through the Colorado Division of Real Estate at the Department of Regulatory Agencies.
Do you charge for an initial assessment?
The first conversation is not billed. If the work requires real analysis, a market study, a pricing model, or a site feasibility review, we scope and price it before starting so there are no surprises.
