Gourmet Real Estate is a Denver-based real estate consultancy and brokerage founded in 1995. We work with homebuilders, land developers, and property owners across Colorado on land acquisition, development, on-site new home sales, marketing, and architectural review, and we have taken 41 communities from raw ground through sellout.
Most brokerages sell homes. We are usually hired earlier than that, when the question is still whether the deal works at all, and we stay through the last closing.
Dedicated teams in your sales center, selling your community as if the company were theirs. Hiring, training, management, and the reporting to prove it is working.

Why builders call us
A development pro forma is a set of assumptions about pace and price. Everything upstream of the sales center is a bet on those two numbers, and everything downstream is a consequence of them. If absorption comes in slower than planned, carrying costs eat the return. If pricing is cut to protect pace, margin goes instead.
The people standing in the model home decide which way that goes. Not the brochure, not the ad spend, and not the website. Someone who can hold a qualified buyer through a nine month build cycle is worth more to a project than most of what sits in the marketing budget.
That is the part we were built to run. We hire the sales team, train it, manage it, and report on it, and we do it as a licensed brokerage rather than a marketing vendor, which means we carry the fiduciary obligation that comes with the license. Our employing broker license is on file with theColorado Division of Real Estate, and the firm is a member of the Home Builders Association of Metro Denver and the National Association of Home Builders.

Different products fail differently. These are drawn from thefull portfolio and show the range the firm covers.
385 custom and semi-custom homes in Boulder County, taken from development through sellout. A community at that scale is a decade-long absorption problem, so pricing and lot premiums had to be managed as a schedule across the whole sellout rather than set once at opening. 70 luxury low-maintenance waterfront homes in Jefferson County. Where lots differ this sharply, the premium schedule carries much of the revenue difference between an average sellout and a good one. Scope covered sales and marketing.
Five-acre home sites in Elbert County with GJ Gardner. On acreage the first conversation is water, because a household-use-only well permit and one that allows irrigation and livestock are two different properties to sell. Scope covered sales.

We are a Colorado real estate consultancy and brokerage. We work with homebuilders, land developers, and property owners on land acquisition, development, on-site new home sales, marketing, and architectural review. On a typical engagement we are involved before the land is purchased and stay through the final closing.
Yes. Some engagements are consulting only, where we assess a community's positioning, pricing, and absorption and hand back a plan your existing team executes. Others are full on-site representation where we hire, train, and manage the sales team ourselves. The right structure depends on how many communities you are running and whether you want to carry sales as a fixed cost.
Our portfolio runs from 12 single-family homes at Thorn Creek in Thornton to 385 custom and semi-custom homes at Coal Creek Ranch in Louisville. We have also handled single infill sites in Denver and a 250-home community in Broomfield. Size matters less than whether the project has a real problem to solve.
Colorado. Our completed work spans 13 counties, concentrated on the Front Range from Douglas County to Boulder County, plus foothills communities in Jefferson County, the Western Slope at Battlement Mesa, and resort work in Steamboat Springs and Red Feather Lakes.
A licensed brokerage. Gourmet Real Estate holds Colorado employing broker license EC.040041562. That distinction matters because a broker owes clients fiduciary duties that a marketing vendor does not, and because our people can write and negotiate contracts rather than handing buyers off at the point of sale.
