What we are

A brokerage that came up through development

Most real estate firms start by selling homes and expand from there. Gourmet went the other direction. The work that built the firm was development: acquiring ground, taking it through entitlement, and then selling what got built on it. Brokerage came out of that, not the other way around.

It shows up in which questions get asked first. When a client brings us a parcel, the first conversation is about yield, site cost, and absorption, not about listing strategy. When a builder brings us a community that is underperforming, we look at the conversion funnel and the pricing model before anyone talks about the advertising budget.

The range is deliberate

The portfolio runs from 12 single-family homes at Thorn Creek in Thornton to 385 custom and semi-custom homes at Coal Creek Ranch in Louisville. It includes 60 lofts in downtown Denver, 85 condominiums at a ski resort in Steamboat Springs, five-acre home sites in Elbert County, infill rowhomes in Sloan's Lake, and a golf course community in Broomfield that hosted the Parade of Homes.

That variety is not scattered attention. Different products fail differently, and having worked acreage, attached, luxury, resort, and infill means recognizing a problem faster when it shows up somewhere new.

Three disciplines in a four-person firm

The team includes a Certified Public Accountant who is also a Certified Internal Auditor, and a professional engineer licensed in four states. On a land deal, that means the financial model and the site feasibility can both be examined properly, at the stage where the answers still change the decision, rather than being referred out after a client is already committed.

Jason August, the employing broker, served on the founding executive team at Build-A-Bear Workshop before taking over the firm. Retail is an unusual background for this industry and a useful one, because a sales center is a retail environment and most of them are not designed like one.

How we take work

The firm is small on purpose. The value is in the analysis and the judgment, and neither scales by adding transactions. We would rather decline an engagement than take one we are not right for, and the first conversation is usually spent establishing which of those it is.
