Licensing and compliance
All licensed activity is conducted under Gourmet Real Estate employing broker license EC.040041562. Every associate must keep an active Colorado license in good standing and complete continuing education on the schedule set by theColorado Division of Real Estate. Renewal is your responsibility, and lapsed licensure suspends your authority to act on the firm's behalf immediately.
Fair housing
Every interaction on behalf of the firm is subject to the Fair Housing Act and the Colorado Anti-Discrimination Act. This applies to advertising copy, screening conversations, showing practices, and informal remarks about neighborhoods. Ourinclusivity pledge describes the standard we hold ourselves to beyond the legal minimum.
Reporting on an engagement
On-site engagements report weekly: traffic count, traffic-to-appointment conversion, appointment-to-contract conversion, cancellations, and net absorption against plan. Report the funnel, not just the write-ups. A strong sales week that came with two cancellations is not a strong sales week, and the number that matters to the client is net.
