Universal design and aging in place

Universal design means a home usable by people of any age or ability, without modification. In new construction, most of it is nearly free.

The moves that cost almost nothing

A zero-step entry. At least one entrance with no threshold to climb. On a new build this is a grading and detailing decision, not a cost.

Wider doors. Thirty-six inch doors on the main path cost marginally more than thirty inch doors and are the difference between a home that works with a wheelchair or a walker and one that does not.

Blocking in bathroom walls. Plywood behind the drywall where grab bars might eventually go. It costs almost nothing during framing and is invasive afterward.

A main-floor bedroom and full bath. The single most valuable feature for aging in place, and one that also serves guests, a home office, or a family member who cannot manage stairs temporarily.

Lever handles and rocker switches. Cheaper to specify than to replace, and easier for everyone.

This is a market argument as well as an ethical one

Colorado’s population is aging, and buyers increasingly evaluate homes for whether they can stay in them. A home that requires a stair climb to reach any bedroom has excluded a growing share of the resale market.

For builders, this is a differentiator that costs little and is easy to demonstrate. Most competitors are not doing it, and the ones who are rarely explain why it matters.

The mistake to avoid

Universal design that looks institutional. Grab bars that read as medical equipment, ramps that dominate an entry, and hardware that announces itself. Done well, none of it is visible as accommodation. It is simply a home that happens to work for everybody.
