Most real estate agents are not accountants. Stephanie Lazerson is, and it changes how she works a transaction.
She earned a BS from the University of Vermont in 2001 with a major in small business, then completed accounting coursework and started her career at PwC in Boston. She received her CPA in 2010 and later added a Certified Internal Auditor license. She moved to Denver in 2008 and spent roughly six years on financial reporting for public companies, work that took her to Arizona and Indiana before she came back to Colorado and took her real estate license.
What that background buys you
Financial reporting for a public company is an exercise in not being wrong. The numbers get reviewed, tested, and signed off, and there is no version of the job where you get to be approximately right about a material figure.
Stephanie applies the same discipline to a pro forma, an operating budget, or a set of closing figures. When a deal depends on assumptions, she is the person who asks which assumptions, where they came from, and what happens to the return if two of them move at once. For an investor weighing cash flow, or a developer building a budget that has to survive contact with a lender, that is worth having in the room.
